Community Letter Regarding Common Violations & State of Appearance

Dear Residents,

This is a friendly and duly noted notice from your ARC Board and Board of Directors. This letter is going out to all homeowners to inform you that shortly we will be walking the neighborhood to identify homes that have various violations that need immediate attention as well as those homes that are looking good.

For a considerable amount of time, ARC & the Board have been patient with homeowners and the overall looks of Jennifer Estates. Letters over the past four years have been sent to the entire subdivision and published on the JEHOA website, but unfortunately it has fallen on deaf ears, hence this personalized email / letter.

We all share the responsibility of maintaining the appearance of Jennifer Estates. A well-kept community benefits us all, not only by improving curb appeal but also by creating an environment where we can all take pride in where we live. As neighbors, it is important that we support each other and keep our neighborhood looking vibrant and inviting.

The Board has received several notes from concerned residents about the condition of some properties in the community as well as from outsiders commenting on how JE is declining in appearance. We understand that life gets busy, but we encourage everyone to take a moment to assess their yards and homes (street view). We understand situations like increased water bills, high heat and severe illnesses that may have kept you indoors, but we encourage and challenge you to be creative and take immediate action should one of the points below apply to your residence. These are examples of common issues but are not all inclusive, so do your own analysis but remember to contact ARC if you are making changes.

  1. Vines growing up on the house need to be removed.
  2. Wooden stakes in the front yard need to be removed.
  3. Trash cans are to be kept in the garage or behind a fence except on trash days.
  4. Fix your garage door as it appears not to close.
  5. Weed front and side yards beds.
  6. Put down ant killer especially where ant hills are near the sidewalks.
  7. Pressure wash the sidewalk driveway and curb.
  8. Replace or repair broken or damaged fences.
  9. All pool pumps and Air Conditioner units must be behind a “privacy fence” so they cannot be seen from the street.
  10. Keep your grass mowed and weed!
  11. Trim bushes.
  12. Remove stuff posted on your front windows.
  13. Replace your mailbox and mailbox post if it is damaged.
  14. Plant fresh flowers, bushes, etc.
  15. Spruce up your front door/porch area. Consider pressure washing, clear stuff away as less is more or paint your front door with an appropriate color per Covenants and with ARC approval!
  16. Keep all boats, trailers, and RV’s out of sight after each daily use.

We know that the collective efforts of our residents can make Jennifer Estates shine brighter than ever. It is time for all of us to come together and take immediate action! Let us make this one of the most beautiful subdivisions by sprucing up our yards and homes without delay.

  “The Great Jennifer Estates Drought: A Survival Guide for Your Lawn and Garden”

Hey there, Jennifer Estates Homeowners!

So, it looks like Mother Nature has decided to turn down the tap on us for a while. Yep, we’re in a drought, folks! But fear not, because with a little bit of TLC, we can keep our lawns and gardens from turning into the set of a Wild West movie.

Here are some tips to help you keep your green spaces, well, green:

  1. Embrace the “Au Naturel” Look: Let’s face it, the weeds they keep a comin’ Weed and feed as is appropriate, even when “pretty” weeds might seem to make a trendy statement for your yard!
  2. Water Wisely: When you do water, make it count! Water your lawn and garden during the coolest parts of the day to minimize evaporation. And hey, maybe invest in a rain barrel – every drop counts!

SEMINOLE COUNTY WATERING RESTRICTIONS:

“Seminole County Irrigation Schedule Now until Sunday, November 2, 2025.

These restrictions are mandatory in Seminole County, regardless of whether your water comes from a private well or city/county utility.

  • No watering permitted between 10 a.m. and 4 p.m. any day
  • Water only twice per week:
    • Residential customers with odd street addresses may irrigate on Wednesday and Saturday.
    • Residential customers with even street addresses may irrigate on Thursday and Sunday.
    • Watering with a hand-held hose is permitted anytime, provided it is fitted with an automatic shutoff nozzle.

If you own an automatic lawn sprinkler system, you must have a rain sensor or switch installed to override the system when adequate rainfall occurs.

However, residents are allowed to water their lawns anytime if they have freshly planted landscape but it needs to be county approved (you must mail, email or hand deliver you current receipt for sod to waterconservation@seminolecountyfl.gov) or you may use a hand-held garden hose.

Sod or New Landscape Installation

If you are replacing sod or installing new landscaping and need to irrigate more than the restrictions allow, you must mail, email or deliver your current receipt for sod to:

After receiving the receipt for sod or landscape material, you may irrigate freely for an additional 30 days.”

  1. Let’s Get Mulching: Mulch is like the superhero of gardening. It helps retain moisture, keeps those pesky weeds at bay, and adds a little pizzazz to your flower beds. Plus, it’s a great way to recycle those grass clippings and leaves!
  2. Get to Know Your Plants: Some plants are just more water-wise than others. So, do a little research and choose drought-resistant plants for your garden. They’re like the succulents of the flower world – tough, resilient, and oh-so-chic.
  3. Say yes to the Green Carpet: Okay, so maybe we won’t be hosting any lawn Olympics this summer. But hey, a little baldness may spread with age and time! Plug, plug, plug!

Remember, folks, we’re all in this together. Let’s show Mother Nature who’s boss (while still being nice to her and we know that she is the boss…shhh) and keep Jennifer Estates looking fabulous, even in a drought!

2025 – Spring Into Action: Let’s Spruce Up Jennifer Estates!

Dear Residents of Jennifer Estates,

Spring has finally arrived, and with it comes the perfect opportunity to refresh and rejuvenate our beautiful community! As the flowers begin to bloom and the weather warms up, it is the ideal time to turn our attention to our front-facing yards and homes. We want to remind everyone that this season is all about renewal and growth – a time to get back on track and show off the pride we have in our neighborhood.

Over the past few years, many of our yards have experienced some wear and tear. With the challenges of the last couple of years, it’s understandable that some areas have started to deteriorate. However, now that spring is here, it’s time for all of us to roll up our sleeves and give our properties the attention they deserve.

Why It Matters:

We all share the responsibility of maintaining the appearance of Jennifer Estates. A well-kept community benefits us all, not only by improving curb appeal but also by creating an environment where we can all take pride in where we live. As neighbors, it’s important that we support each other and keep our neighborhood looking vibrant and inviting.

Your Call to Action:

  • Mow the Lawn: A freshly mowed lawn makes an enormous difference in the overall appearance of your home. Regular upkeep will keep things neat and tidy.
  • Trim the Bushes: Overgrown bushes and shrubs can quickly detract from the beauty of your yard. Trim them back to keep things looking sharp!
  • Plant New Flowers or Greenery: Spring is the season for new growth. Add some color to your yard with flowers or plants that will bloom throughout the warmer months.
  • Fix Up Your Home Entrance or Porch Area: A fresh coat of paint or some new decorations can instantly improve the look of your home’s entryway. (Please check with the ARC where necessary).

We know that the collective efforts of our residents can make Jennifer Estates shine brighter than ever. It’s time to come together and take action! Let’s make this spring one of the most beautiful yet by sprucing up our yards and homes.

Greetings Jennifer Estates Homeowners and Residents, 

This letter is to all who reside and/or hold an ownership interest in a property that is located within the Jennifer Estates subdivision. It is being done so with the beneficial interests in mind of all who own property within Jennifer Estates. 

As many of you may be aware, we continue to enjoy the benefits of a strong real estate market, which has created an upward shift in real estate property values and a strong demand for homes within our top rated school district. We continue to see strong demand from individuals and/or families looking to acquire property within Jennifer Estates.

While the economy plays a role with the increasing values and demand, it is also relevant to the types of property that we have within Jennifer Estates. While some local subdivisions do not have restrictions, or are no longer governed by an HOA, we (the property owners collectively) continue to reap the reward of having checks and balances that are outlined within the covenants of the Jennifer Estates Homeowners Association (JEHOA). 

Based on a review of the properties within Jennifer Estates, the Board is aware of a number of minor violations within the subdivision. A few of the most common violations include, (but are not limited to):

1.   Fences that are non-compliant (based on property line locations or old and or damaged) 

2.   Satellite dishes visible from the street side of the property – Companies need to obtain HOA Approval regarding placement.

3.   Non ARC approved structures within/on property 

4.   Non ARC approved house colors 

5.   Yards not being maintained to covenant standards 

6.   Trailers/boats/campers visible from the street/parked on street for longer than weekend recreation use 

7.   Pool and/or AC equipment visible from the street – these should be behind a fence

8.   Unattended guests and/or non-residents using our facilities (beach, basketball, and tennis courts)

9. Not locking up the courts or gates at the pavilion after use

10. Not hauling off your own trash after using the common area facilities

The reason that all of you are being made aware, is due to the fact that each and every one of these issues is a potential violation per our covenants. The JEHOA Board wants to make all property owners aware that we are jointly and equally responsible for the quality of our community. The choices that are made have an impact on EVERY property owner’s potential value. In an effort to continue to maintain a very high standard, we want to be certain that everyone is aware of the requirements surrounding the necessary steps that need to be taken when a change, (Fence, Paint, Structure, etc.), is being made to your property. All change requests MUST go through the Architectural Review Committee (ARC). Change requests will be reviewed by the ARC and upon approval, the requested change may be made. These are not new rules; they have been in place since the inception of Jennifer Estates in 1978. Consider this a friendly reminder, which will help all of us to continue to see stable and/or continually improving property values. It is imperative that all homeowners do their part. Your effort to do your part is appreciated in advance.

Please review the covenants and amendments on the website to familiarize yourself with the governing documents. Should you have questions or concerns, please do not hesitate to contact the Board of Directors. Remember, when in doubt, ask first! It may save you a great deal of time and money in the long run as the Board has both the right, and the responsibility to ask for you to make any/all appropriate corrections at the homeowner’s expense.

In addition to the items mentioned above, it is expected of all property owners that annual dues are paid on time (January 1st). Nonpayment of the annual assessment will absolutely be enforced to the fullest extent as allowed by law.
